3.6 Crunch Time

I get what you're saying, but every appraiser putting different photos, text, spreadsheets, graphs, etc in that field is antithetical to the uniformity 3.6 is trying to achieve.

You can still add all that stuff, it's just going to be separated out under each section and labeled. Not in a separate document.

I am saying each section should have it's own text addendum.
 
The AMC's started that nonsense....

My addendum got so complicated that I had to create a template for PVC Murcor.... "appraiser to state this, appraiser to state that..... appraiser to explain how zzz adjustment was derived, appraiser to use living room photo without cat on the couch". On and on to the point of ridiculousness. They are the ones who wanted it.

Prior to AMC's, my addendums when I needed the extra space, had bolded headings, space between sections, was in the order of the form.... neat and concise.
Also the scope creep moving away from qualitative to quantitive really started all those revisions. Now you get revisions asking you how you came up with a small adjustment. Markets are not perfect yet the AMC and lenders think they are. If you don't adjust they do the opposite. "Appraiser to make statement why the shed wasn't adjusted for.". This profession will test your patience like no other.
 
The more raw data and math and calcs and transfers you're using the bigger the report file size. In the case of the MC worksheet my raw data downloads can run as big as you want. I set the default for the MC worksheet at 900 lines because I figured no "market segment" analysis using 2yrs of listings would ever get that big, but if someone wanted to they could just copy/paste to expand.

In the case of the neighborhood analysis I used I didn't automate that math because it only takes about 5 minutes to run 5 queries and retype that summary; and I'm not doing enough SFRs and SFR lots and such every year to justify the effort or deal with that much data in my report file. That summary grid is in my report file itself. Which you can also do in a wordprocessor. And which I would expect you could do in the appraisalware's wordprocessor.

I mean what you are doing is simple. I can probably manually do that in 5 minutes. You basically pull up the neighborhood for the year, put in low high median for price and size, and how many sales.
 
I agree with Glenn, don’t give them anything more than what’s required to get it through whatever upload portal they send it to. And try to make sure the value makes some sense. That doesn’t seem to be talked about much.

I think it's high time that we brought back the list of adjustments. Screw crunching numbers and AI...... as Chad mentioned above, no one's even mentioning the value..... if you get through the thing with ceiling heights and door elevation..... you're good to go!

Do You know why they want ceiling heights and door elevations ?
 
Ceiling's Heights? To make sure Anzi is being followed and individual rooms under 7 feet in height are not included in GLA.

My guess is this will flag their future reports. Say every room in
the home meets Ansi but one room is under 7 feet ? Before one could easily cheat on one room but not anymore. Maybe it's 2 years later before someone gets questioned on a new appraisal that shows a room under 7 feet ?I have no idea but a hugh Anzi Data Base is being built and stored using 3.6 on all future assignments.

I thought that the all encompassing text addendum was one of the problems with legacy reports? They want everything separated out and easier to find (i.e., data mine).

You still have the ability to add text everywhere, so it's not really that far off. Technically speaking, you could still add the output from an old style word processor style addendum several places in the report, the problem is they don't want that.

You're going to be able to add as much as you want, it's just going to be done a different way. Altho I do agree with Glenn and Chad, giving them more than required is pointless. Keep it in your workfile to CYA, but keep the reporting to what they ask for. Which is going to evolve as this rolls out.
