3.6 Crunch Time

I never got away from SFR appraising. I do a certain number of them every year. I was literally teaching report writing on GSE forms for a number of years even though I wasn't working those pipelines at that point. When I did the MC worksheet I did that for you guys, not for my own use. I did that because I cared and because I didn't want to see appraisers get coerced into paying for add-ons to their appraisalware.

What I haven't done in a long time is compete with you guys in those conventional pipelines. That doesn't mean I somehow forgot how to ride a bike.
 
reminds me of when I was early 20s out of college and took a job at what turned out to be a commercial appraisal company. Only worked there a year before I got more into engineering. But I think about going back. I didn’t forget how to ride a bike.
 
You made a choice (and took a chance) which you thought was in your best interests. That's how these decisions work, ya?

I'm not saying you forgot how to ride a bike. I am saying you have a lot to say about things that don't concern you. You will never write a 3.6, yet you have so much to share about it. You will never work for an AMC, yet you have so much to say about it. I don't understand why.

One point I will reiterate: I care what happens to appraisers and I want appraisers to thrive as best they can. By contrast, I do not care about the well being of the AMCs or whether they survive.

I’d say it worked out well for me. I’m not seriously thinking of going back to commercial. The pay cut would be an issue.

You have no professional interest in them. You definitely have a lot to say about it.

A lot of people don't understand that point. When times are good an SFR appraiser who gets full fee is usually making more than the street level CG. It's when times get lean that the CG is still getting work due to the broader scope of practice. Appraising 1-4s is also a high energy routine when compared to camping out for a week in front of a screen. Different lifestyle, really.
 
Like I said, I am not commenting on 3.6 report writing or the apps the appraisalware vendors are coming up with to sell to appraisers. You are attributing to me aspects of report writing that I am not talking about.

I have been using a form to write 1-4 appraisal reports that read from front to back since 2010. No narrative addenda, no flipping back and forth between pages to read a report. I just don't use a form that the vendors sell. However, the vendors do sell a set of appraiser-designed forms which will read from front-to-back and which do include more room to do all your writing in the base form itself. (Appraisal Institute forms)

There's a distinction to be made between client types and different types of report formats. You are still using 2.6 under direct engagement but I never see you or anyone else complain about that. Probably 50% of this discussion has been about the business aspects of appraising in these pipelines.
We do not complain about 2.6 since it is a very easy form to use.

Appraisers have been complaining about 3.6 because it is a beast like no other. That is why I suggest you try it personally. It is impossible to convey the experience third hand !
