Intimidation....I Will Not Be Silenced

You can’t make this **** up. Funny how things are suddenly wrong when they can make their friends that run AMC‘s money.

The liars, scam artists, and corruption in this industry makes me sick. And some of you thought the dirty mortgage brokers were disgusting people?
Actually "they" said it was removed from an Advisory Opinion (which is NOT USPAP).
I mean, if you are going to tell it, tell it correctly.
You are the one who keeps posting the false claim about it being in USPAP while calling others liars. And you keep doing that despite being proven wrong many times.

He's been told a hundred times that USPAP never said it and yes it was just an Advisory Opinion removed and never part of USPAP.

If you want to know who the real enemies of this profession are, and you want to waste a bunch of money, head to the AMC Expo this month they’ll be all around that place.

Advisory Opinions especially removed ones don't matter just like the FAQs are not USPAP just suggestions, but this was never
an issue for us or our appraisers.

If you want to know who the real enemies of this profession are, and you want to waste a bunch of money, head to the AMC Expo this month they’ll be all around that place.
You constantly criticize others for being unethical, yet you have 5,000 posts in here where you know you are lying. Are you mostly chagrined and jealous that others might be better at deception than you? Either way, it is clear why you can't have your name associated with your posts.

I’ve never been a revaa lobbyist.

Hard to hold the more or ethical high ground when you’ve been associated with that group.

Think about that for a second, imagine if it was your job to fly around the country and argue in front of appraisal boards that it didn’t really matter who performed the appraisal inspection. It’s not important. And when appraisal board members bring up how USPAP says the inspection is significant, in the next version it disappears. :rof: And then when they bring up that their state law also indicates that the appraisal inspection is significant and must be done by a licensed appraiser, they are threatened that if they enforced that law, they’ll face a lawsuit.

And one guy that did that was actually a former president of the appraisal Institute then turned revaa lobbyist. Advocate for one group, then go advocate for another. Like mercenaries, for sale to the highest bidder. Mercenaries aren’t usually considered people with high morals and ethic.

Put me on ignore, good. There’s a few posters on here that have done so much damage to this profession, I should put them on ignore as well. At this point, anything they offer just does more harm to it.

Let me ask you something, do you personally measure the site size? Or, do you get that from another party?

I think we could agree that site size is a very important property feature, no? Yet, you take the site size from a third party source, no? Do you cite that third party as having provided significant assistance in your appraisal? Should they be required to have an appraisal license? If you really believe what you have been pushing, surely you do that. Right? Show us a report where you cited such assistance.

What about flood zone information? Zoning? Even age? Don't you use third parties for that information?

That is the type of contradiction that drove the ASB to edit that AO. That AO was basically saying that obtaining certain types of third party information was significant assistance, but using other types of third party information wasn't. That makes no sense. It is all property characteristics that SR 1-2 says you must identify.

You are not the first to conflate tradition and/or user requirements with USPAP. It is a common malady, even among folks who have taken the class 9 or more times.

And, by the way, I am providing the explanation for those who might honestly want to understand the issue, knowing full well that some will just dismiss it and continue to post false claims.

More claims you know are lies. You claim 25 years as an appraiser but you don't know what USPAP is. Why would anyone put any stock in anything you have to say? Hard to imagine you can write a credible appraisal.
