Your guy was complaining about appraisers not being contracted to perform PDRs. So I responded to it in those terms.

What about you? Your appraisal career seems to be in decline. Maybe you can pick up a side hustle here.
 
To be up front, I've never completed a hybrid appraisal. However, I've completed many drive-bys. On those drive-bys, I "never" reconciled to the top end of the gross sales prices or the adjusted range. Why? Because I didn't do the inspection myself.

In theory and just for the purposes of the discussion....
There's no reason to put your thumb on the valuation just because you're making an assumption about the subject. Your other assumptions aren't triggering any biases.

I'm pretty sure appraisers can sign up to perform PDRs. The hourly isn't going to be the same as appraising pays, though. They might have to go through some training to document their competency. Or perhaps seek an exemption.
Yes appraisers can sign up to do the PDR !!! You can sign up, after you try a 3.6 UAD lol.
 
I actually downloaded one of the appraisalware suites and will start trying to work my way through one this weekend (too busy to get to it right now).

Then will you shut up about it? I can't use the getup for my day job so I won't be wasting my time competing with the SFR appraisers. .
 
that’s the state of the profession, appraisers now have to sign up to perform field appraisal services. Who else is supposed to be doing them? :rof:

That’s OK, I’m in the process of hiring 20 trainees and sending them all over the state and I hate to break it to George , but yes, the did inspect box is getting checked :rof:

I’m sure no one here can be against that. It’s a what’s good for the goose type of thing.

Yeah, you had previously expressed your frustration at being thwarted at the outset from your ambitions of running a sweatshop. So this tracks.
 
I have an ad out on craigslist right now for someone who can fill out the entire sales grid. As long as I state it was provided by a third-party I’m good. I love scoping away misleading
