Comp photo new requirements

So on a UAD 3.6 online workshop - I think I heard that comp photos of comparables are not required to be taken by the appraiser…? Is that correct ?
Sometimes in my rural area comp 1 may be 20-miles to the east of the subject and comp 2 will be 20-miles in the opposite direction- so if that true - that would save a heck of a lot of travel time .
Where is this in print so I can have it for my records ?
Please correct me if I am wrong.

Not required in 2.6 either, just have to view it from the street.

Its not really a change in photo requirements; its a change in the required SOW.

In the certification for form 1004/70 the appraiser must certify that he/she complied with the stated SOW, which includes inspecting the comparables from at least the street.

That is not included in the 3.6 URAR.
 
USPAP does not mention or require any photos at all. A client can require any pictures that choose to require. Clients or lenders can require many things not mentioned in USPAP, or the pre-printed scope of work minimums. If I am going to drive by the comparables (as requires by the scope of work) I am damn sure going to take a photo while there.
 
Appraiser friend said one of his clients is not requiring original photos or even driving by the comps on 3.6. Does anyone think that AI will drive the comps? Being a bit snarky:)

I once got a call from a state investigator who said, "Your photo of Comp #2 shows flowers that wouldn't be in bloom in January." I explained to her that the sale had occurred in August. She then said, well, you should have driven by the house again with a new photo. I explained to her that a photo closer to the 'time' of sale was a more accurate photo than a photo that was taken 5-months after the sale. Hopefully, AI will understand that in the future.

Location, location, location is still the most important criteria.

Not saying I did it but one time a lender requested a listing as additional comp. Note that the listing would not have changed appraised value.
Appraiser didn't want to drive and so he downloaded MLS photo.
Lender somehow asked appraiser to take a current driveby photo.
So Appraiser went to the far away listing and took a photo and to his surprise, the listing comp had commercial influence backing to the rear yard.
The point is for important comps especially #1, #2, & #3, it's vital for appraiser to go and driveby the comps. Whether own or MLS photo is another issue.

yeah, your a real estate agent too I think. An agent is not going to show a derogatory picture of a house they are trying to sell on MLS.
 
If you use google st, or the aerial part of you mapping program, you can see the street, subject & surrounding areas. As a matter of fact, for some of you dopes here, there is a program that shows you all the past google street photos taken of the subject. It's a paid subscription to see all the previous google photos taken. It is helpful. Anybody wants it i will give you the link.

I'm noticing that most appraisals seem have the MLS picture now, sooo.

We can use that to blow up an enemy car while they sit in it, but not this appraisal.
