Been reviewing over these latest threads.. we just completed our first 3.6.. so IT IS ACTIVE AND LIVE folks!! It won't get delayed-so just Suck it up!! Being a Veteran-you just need to Improvise and Adapt!
Need to just DEAL WITH IT. Total does have some bugs but their daily workshops have been AWESOME-we recommend those after being ON HOLD for over 2 hours! Yes, this is crazy and baby-steps, but we guess after a few assignments-this will become easier. The FEES are Definitely a HUGE issue we are noticing due to all the extra details and the more complex the assignment-the fee will Warrant a higher fee or send it to the "Bottom-feeders" who will produce sloppy-trash just to get a number for the Lender!
Just seems to be much more detailed information when putting in Sales on the grid. Now that we have completed one-we think alot of appraisers on this forum just want to complain. The Job markets Sucks out there Folks! And with the average age of the appraiser-makes it even tougher.

Suck it up folks-its just gonna get crazier.. we are trying to stay as positive as possible!

I like my option much better.

Sorry you guys are having to go through this **** at your age and experience but we don't have to - so we're not going to.
 
We are in one of those major transformation eras. Most of the jobs are changing. Appraisal is certainly going to be one of them.

IT WILL ALL CHANGE. It may take 5-20 years. But appraisal will undergo a major transformation.

I am working on so many things.

I've mapped out RCA - accounting like appraisal, models that create sales grids that cover all comparables in a market area, all adjusted sale prices under the total constraint of net sale prices, all adjusted sale prices exactly equal.

Photos can be analyzed to identify a house's exact architectural style, even if it's a hybrid. Photos can tell condition, quality, ..... All automated.

Remarks and most of the MLS textual data are fully analyzed, and every bit of useful data is extracted.

Then come the robots.

20 years from now, it will be a much different picture.

UAD 3.6 is a drop in the bucket.

You will see more major changes in the next 2-3 years.

I haven’t done one but a few appraisers I know and trust have and they’re all 8 to 10 hours in and barely halfway through. I think reality is gonna set in soon. The folks at the GSE‘s surround themselves with yes men. They don’t get good information, AMC‘s and everybody else tell them what they want hear. The reality is this is coming to a screeching halt really soon. And they know it.

And when you talk to the software guys on the phone, you’d be amazed at what they tell you about how much of a cluster **** this thing is. And also what they were forced to do.

Appraisal orders will be drastically reduced. They will go a month bad mouthing slow appraisers and high fees. That's to completely automate valuation outside very few cases and look like they had no choice in case of a mortgage crisis. In any case they are hoping it's a short term cluster and complete shift away from human appraisers. Everybody except SRA/MAI private, legal, hard money guys have one foot out the door.
 
One thing that is important to consider is whether the loan is being sold to a GSE or not. If a bank is making a single family residential loan and keeping the loan in-house, they won't care about 3.6 or 2.6. They won't care if you are doing a narrative report compliant with USPAP if they are keeping the loan in house.

There was a guy that posted a video on Facebook of him working with the software. Of course it didn’t import GLA like it was supposed to so he was entering it by hand. He was typing the numbers and it was putting different numbers in the box. He would hit the five and it would be a one , etc :rof: And this is approved software?

It would be hilarious if it wasn’t for the fact that people’s income and livelihoods are about to get turned completely upside down in another month or two. I don’t know, ****ing with people‘s livelihoods is a dangerous game to play. I don’t do it.
