Certification 25 3.6

WOW. Thanks for posting this. I haven't really looked into the Certs. I will definitely make some comment about Cert 25 in the report. But I know we can't really exempt ourselves. The Appraisal Foundation has really abandoned the appraiser. Why does The Appraisal Foundation exist if they are just a puppet of FNMA. This is madness.

So if I understand correctly, FNMA writes the forms, puts in a Cert that our data is available for data mining to anyone who gains access to it, we are forced to certify we accept these agreements, knowing we are violating USPAP confidentiality rule by providing data to someone other than the client. This Cert should not be allowed. TAF needs to stand up for this. This is purely big bank/big data forcing us to violate USPAP so they get their data.

AIVRE user agreements says that anything that you type in or into their 3.6 software now belongs to them, including your inspection photos, any data, analysis and conclusions. Oh and you pay 3.5k a year for them to steal your data. The abuse that your average residential appraiser takes is unreal.

What difference does it make? I've checked out. Trainees as runners and AI to check the 500 boxes in this new super mega-form :rof:.

I'll let everyone else pretend this is still a legitimate profession. :rof:

USPAP applies to appraiser conduct. USPAP does not apply to user conduct WRT the appraisal reports.
The appraisers have no control over the conduct of the clients and users; and no confidentiality responsibilities for what those clients and users do.

[waves hand] these are not the droids you are looking for.

And as a reminder, if you think the subject's physical attributes are part of the assignment results then you're wrong on the factual basis.

Yeah Phil with Voice of Appraisal did a recent podcast on this, pretty good.

Maybe @DWiley can chime in. The person that authored it seems like their opinion is it conflicts with USPAP by signing the certification.
