I can't believe I had a lender come back for a revision about adjustment percentages.

It's not going to matter come November.... no net and gross adjustments in the 3.6.
It will matter to me because I know where the blame will fall and it won't be on Fannie on SOW.

When dealing with a complex assignment with few competitive sales,
removing the displayed net/gross totals make it less convenient for an appraiser or reviewer to see a useful indicator as to why an appraiser weighted the sales or lack of sales the way they did.

Fannie still puts responsibility on the appraiser to determine the best and most appropriate comparables to account for all value-influencing factors. When the lender intervenes....the topic of this thread.....based on net and gross adjustments that will soon no longer be displayed, don't you think that's a problem?

Oh that's right.....the elevation of the front door is what matters...SMH

They're Punking you. They know that a good appraiser already knows that excessively large adjustments are at minimum a Red Flag and that you may have either just made them up or you don't have true comparables and just sale's in grids trying to make it work.

The category's like Rural will not be flagged but things like row homes or condos or high density cookie cutters will spit out Red Flags for appraisers to explain or revisit.

When the 3.6 is run through their systems every single percentage on the adjustments are quantified and the data collection knows exactly what your net/gross is and as it builds up to be a giant AVM at some point it won't need humans or rebuttals.

I didn't design 3.6 your anger needs directed at those people who did create it-but I'm sure within a few month's there will be many of the providers selling Net/Gross Calc tools for an extra $250 bucks and that way the appraisers don't have to use their calculators. It's all part of the let's remove things so they can sell you side menue options.

You're right however with the continuation of sponging off the appraiser.... take them for all they got.

As usual, you're rooting for the other side since you got yours in the easy picking days. How many appraisals did you sign off on as "did inspect" while you were trading stocks? Coming to an appraisal board and enjoying the demise of the profession you were once in is pretty sad.

I'm pro appraiser and reporting the facts is different then being against something. The biggest problem facing appraisers is not opening their eyes and adapting to change and believing someones going to save them.

There's tons of ways to make easy money without waiting for the AMC to send orders. Hell if I believed that AMCs made easy money I'd be raising capital right now to open one or two myself.
