Anyone know of a site where we can get updated demographic info without paying exorbitant fees?.
Basically, I'm looking for a 1,3 and 5-mile ring for population and income. I can find older census info easily from 2010 but looking for current. FYI - Neighborhood Scout will launch such a product soon. Now, Scout info is based on their defined neighborhood, so it is not ideal for this purpose, but their info is good and the reports are detailed. They charge $50 per month for 10 reports.

I don't know if these will work for you or not, but ring-demographics comes with the CoStar package (see if it's in the $185/month subscription or the LoopNet subscription) and if you wish to pursue the CCIM designation then ESRI data through STDB is "the final word." I would be shocked if your MLS didn't demographics as well. Picking up a dozen different and specialized data sources is not the way to go today. Good luck with one of these!
 
If you look carefully at census tract info you will see that they do partially update tract info from the 2010 census. Let me see if I can find a good one as an example.

You can get 3 free reports to test the system. I do everything I can to avoid paying Costar. The merger with LoopNet should never have been approved. They took a great product and stripped it down to nothing while exponentially increasing the prices. If I have a commercial listing, obviously I have to use them, but I keep it to a minimum. As an appraiser, I have found errors in the data on every job I have used them on and did not renew my subscription. I have found that I don't need their service for comps anymore as there are multiple ways to get this info at a much lower cost. Thanks again.
