Completing a split level house with 4 levels above grade but classified it as a 2 story dwelling. Client wants me to call it a 4 story house, but a 4 story house, in my opinion, is like a mid rise garden apartment or condominium building. Each level of a split level does not constitute a full story especially since each floor is only a few stairs up/down from each other.

Would you consider each floor to be a full story? What in your opinion is the height of a story?

Picture. Please.

Bottom line is you are the author of the report. Call it what it is. My avatar is a 4 story SFR. I am guessing yours looks nothing like that.

Sounds like 4 levels and 4 levels equals 4 stories...or are the owners short people and have 6' walls?

Disagree. I level does not equal a story. We have all seen houses with a one or two step down den or similar room. Technically a separate level--would we call that a separate story?
