I’m 100% for allowing a divided process, as it always should have been, but let’s be very clear and just say the truth…..

If any of the GSEs really wanted more efficient appraisals - or wanted to help the process be faster - they would have promoted that wide open door of the trainee model instead of creating something that promotes and encourages outsiders doing inspections.

I’m sure somebody will attempt to say differently, but it is what it is.
I am 100% for the APPRAISER to be in control of the 100% of APPRAISAL process. We are educated, trained, licensed professionals however we are not at all independent and are constantly being told how to do our jobs, whether or not to inspect, if we can use trainees, what out fees should be, who can send us orders, who can pay us, how soon we must be paid, how to measure, who we can talk to, what sales to consider…the control fraud continues by the entities that are REQUIRED to use our services.

Have licensed trainees to send out to perform the inspection....

Sole proprietorship is a form of business ownership, and has nothing to do with your second point.

I own an appraisal firm as a sole proprietor, and my trainees are top of the notch in the inspection process.

But instead of the GSEs promoting trainees, they find ways for others to take their place - it’s “more efficient”.

When I was a licensed trainee I attended inspections with my supervisor until they felt confident enough to send me on my own. After I became certified, my first 2 trainees worked under me and inspected with me until they were competent enough to inspect on their own. They worked with me for a few years and eventually went off on their own (1 ended up training additional appraisers). My last trainee was different. After AMC we’re given control of a majority of the appraisal orders most lenders or agents of the lenders wouldn’t allow a trainee to sign the appraisal. The clients that did allow the use of a trainee required that the supervisor go on every inspection with the trainee indefinitely. This made the use of a trainee a waste of time and money and created a barrier for new entrants into the profession. The appraisal profession continues to be dismantled by the institutions that the profession was put in place to safeguard.

You are correct....
I was attempting to point out, clumsily, that the majority of appraisers are 1 person shops with no licensed trainees....

But you are describing yesterday while the industry is moving on towards tomorrow....
