1004D completion on home inspection report repairs

As noted in the comments, have the client send you the written verification that the work has been done by the contractor. Make sure they don’t just send you the estimates! Ask the client if they want photos. If they don’t, then there really isn’t anything they want from you.

How does the OP ignore or bypass the certs of the 1004d?

Kinda like appraisers that use the URAR for estate, listing appraisals or equitable distribution/divorce appraisals? They do it, but it is a big no no.

HAVE THE IMPROVEMENTS BEEN COMPLETED IN ACCORDANCE WITH THE REQUIREMENTS AND CONDITIONS STATED IN THE ORIGINAL

By the fact that the appraisal was made, "as-is". By definition, the condition ACCORDING TO YOUR APPRAISAL, is satisfactory. What you are doing is going beyond what you appraised it at. I believe your point is can you go beyond that. I don't see why not as long as you explain thoroughly. No?

Agree. If the appraisal was made "as-is" then, the request has nothing to do with your appraisal. The 1004D Completion is intended to remove a contingency from the appraisal... or rather to certify that the contingency has been satisfied. What they are asking in the case of an 'as-is' appraisal is really more akin to a construction inspection.
