1977 modular home

I'm looking at a home in Michigan. It's listed as a boca modular. Built in 1977. It's in a neighborhood where they built/set around 10 of the exact same houses...over the years other modulars and stick builds filled the sub division...I've never seen modulars that were built before around 1996..

This home is 24x40. Going underneath it has about a 6ft dirt crawl. Block foundation. ...2x10 floor joist at 16 apart. The 2 of the 2x10 is a close 2..not a 1 1/2. ..but they aren't the square edged 2 plus inch you see in some older houses.

There is a single 4x4..maybe 5x5 steel beam hollow I'm guessing the length of the marriage line ..setting on blocks with footings.

Inside the home has 7 ft 9 inch flat ceiling..with attic access. Unfortunately I couldn't get up there. House has maybe 4 or 5/12 roof. Not much of a peak.

It probably wasn't necessary to explain all that..but for me I've never seen an old modular..and that seems to be built decently or kind if the same as today's 2 peice modulars. When someone says 1970s modular I'm thinking manufactured steel frame underneath..vaulted ceiling..maybe even a single wide.

I guess my questions are..was this pretty uncommon in the 70s? Even the 80s? Am I the only one who has never came across Bocas from the 70s? If it's even considered boca..I'm not sure what standard it was built to.

Any input or experiences appreciated. Thanks!!

If it has HUD ID plates (or had them) then it is manufactured housing "HUD Code" home. If it was built under a local building code, then it is modular. On something that old, I'd be surprised if the plates are not missing if HUD Code. So to ID it, I'd suggest you try to research further, perhaps the title somewhere on record? As for quality, I doubt you can tell much difference from the HUD Code house. It will be minimum standards.

I think the lack of steel undercarriage eliminates the possibility of manufacture home.
 
If it is a BOCA modular. It is built to state and/or local building code and considered same as stick built
 
A modular home, also referred to as BOCA code, is built to Michigan Residential Code, and for purposes of an appraisal and for resale, is the same as a stick-built home. I believe they go clear back to about 1977 and that was to define them from HUD Manufactured homes. Anyway they are appraised as a single family home not a manufactured and there will be no HUD tags.
