A lot of condo projects getting hit in the last few months.

What is everybody seeing in their market?

Look at this place. 6036 Montrose Road sold for $799k and 11973 Northpark sold $765k. 2026 starting out with a 10% decline from all 2025 sales.

Another project. 10% down starting end of 2025. Same unit sale and prior sale highlighted.
 
I've had a number (non-resd'l) assignments where the 2025 sales prices were lower than the 2024 and 2023 prices. Each of these markets operate on their own clock.

I wouldn't have expected condos in your region to decline at that rate, given the location.
 
Seems to be getting worse here. The sky is the limit on buildable subdivision land or larger homes. And it is even spilling over into Oklahoma. Rural properties selling at 600k or more for houses over 3,000 SF.

It is almost building to building with condos. In 2025 it seemed like there were just a few neighborhoods that were soft.

Look at this one. These are all the same plan. Declined 20% in 2025 from 2024.

This project looks like it is getting hit because of the condo fees. The condo fee was $850 in 2021-2022, then $1,100 in 2024, and now the active listing has it at $1,765.

Everybody in this building is underwater now. Doesn't matter when they bought it. 150 units.
 
Brutal. People buy the payment, or in the case of condos the mtg payment + HOA fees

If it's condo fees then perhaps the SFR market is more stable
