3.6 and a Tale of Two Offers

I finally got a bid request for a 3.6, two actually. The differences were striking. The first one was by the notorious CC for Hells Cargo and it was snatched before I could even peek at all the seedy details. I did recognize the borrower’s name and it will not be an easy assignment. My WAG is between 1.8 million to 2.2 million with an additional unbuildable parcel. Hope he has fun with that assignment. The owner’s in-law is a retired blabber mouth battle axe realtor and I intend to get the full scoop eventually. The second 3.6 bid still hasn’t been accepted after a week. I’ve had half a dozen texts and emails and 3 phone calls trying to place the order. The verbiage is predictable, “We’re about to get a large volume of 3.6 assignments, so this will be a great time to get in the front of the line.” *lol* Both fees were no different than their usual spam bid requests. I have a sneaky suspicion that with many of these early bird 3.6 assignments that they’re actually giving the borrower a waiver and the 3.6 is in their practice vault and will have no bearing on whether or not the loan is approved due to a potential value issue. In the first example, if he’s borrowing a large sum, they’re not going to wait 1-2 weeks for the 3.6 square peg to fit in a round hole and run the risk of him changing lenders.
