3rd BR on 2nd no bath

Bungalow, 2 BR 2 baths on main, 1.5 story home, 2nd has 1 finished room, MLS calls that a bedroom, 2 previous appraisers call it a bedroom and reveal it uses a 1st floor bath. Is it proper to identify the upper floor as a bedroom without a bath or is it a bonus or den? Don't ask if other properties are similarly identified. Agents will call any room a bedroom if it helps sell it.
 
Don't care. You are the appraiser. It's up to you to decide. You might want to check to see if there is a definition of 'bedroom' in the real estate appraisal dictionary or from the GESs.
 
Depends if you have, or don't have, 2 bedroom comps. Functional utility can be either. You are showing a personal bias when the second level doesn't have a bathroom.
What's the difference walking down a hallway or the stairs to get to a bathroom.
With teenage, or older children, that 2nd level would be their perfect get away from parents bedroom. Parents might like it because it's bigger, and away from the kids.
So you think it's a negative. However, it can be a bi-room, going where you feel comfortable with it.
