Not sure where to put this, but since it deals with a review here goes.

Our office is working on a review that we thought would be a simple “Rubber Stamp” that is causing us the most problems ever.

The report is not that bad as far as things that we have seen, but it was done by one of the few appraisers in our area we trusted. Yes that is past tense. My wife (mentor) has know this guy for her whole fee appraising carrier (12 years), and respected him. We even would recommend him to people. He was a good friend to her mentor also.

To see the shortcuts, problems, and lack of honesty with this report has caused her to question why we even try. She keeps asking why should I do the job right if no one else will. (yes it is a rhetorical question).

This has been a bad year for her. She filed a complaint that caused 2 people to lose their license (she feels bad about ending someone’s carrier) Her first complaint filed against her (it was dismissed without cause by the board) and now she losses respect for someone she trusted.

Our chosen profession is going to hell in a hand basket fast.

Thanks for letting me vent.

If your wife truly believes this work product is well below the standards she would expect from this appraiser I would consider it a professional courtesy to call and ask him if he did the appraisal. It could be someone has stolen his signature or a trainee in his office has tried to sneak one by without letting the supervisor see it? Or it could be any number of other scenarios. I would make the call. it can't get much worse, right.

PS - I have done this. In my situation the appraiser (with 20 years experience and a lofty designation) said he would check on it and thanked me for bringing it to his attention. He said he'd let me know what he learned but I never heard back. I think it was the work product of a poorly supervised trainee.

I've heard of old time appraisers that decided the business was so degraded that it didn't matter anymore so they would do whatever they were told and turn in their license if it was caught up with... because they were getting ready to retire anyway.

Ugly.

That his supervisory (a)ppraiser NEEDS to be held accountable for.
