Just received Appraiser Trainee License, and need access to the MLS right?

Well i don't really belong to an office per se, according to what is required to get a membership under an "office".

So I guess I'm looking into some $800 membership fee and forming an office on my own.

As a newbie, I have seen nothing but walls up around which do not allow you to get the experience one needs to do your job correctly. And the fact that most push (if you had experience in your face) not allowing you the experience makes it twice as hard...
For sure, if there's a will, there's a way....push on.....woohoo

Are you associated with one or more supervisory appraisers? If not, you need to be so associated.

Assuming that you are so associated, what is available to you via these appraisers?
 
Welcome to the appraisal profession. Paying a Lot of cash for data access is part of the gig.

How come your mentor did not help you out with MLS access?

If you're going to pay the RE Board for MLS access, might as well get a sales license and make some commission along the way. Its much easier and faster than becoming an appraiser, and around here, the MLS fees are cheaper if you're a sales person and not just an appraiser.

At times you do what you need to do to survive & prosper. Started out when computerized MLS systems were just starting too; data was expensive stuff, more expensive than today, for substantially less information. I teamed with two other newbies and we shared access; we'd call one another and dovetail times online. When we all got big and strong enough, the inconvenience overshadowed the extra cost, and we each did the right thing - since it was now cost-effective.
$800/yr when you're doing well is not *expensive*, it's somewhere in the $2-$3 per report range. Just another cost of doing business and much much much less than car expenses.
 
Find a supervisor. From there (I believe) you can be an associate member and pay relatively nominal fee's: one time set up and from there, a monthly fee.

Otherwise, yes, you will pay initial, admin, annual and per month fee's. Each year you will pay full membership fee's as well and likely, an additional BIC fee per month.

Find a supervisor and discuss this. You will need one anyway as a trainee in the mtg finance/appraisal realm of things.
 
Our MLS charges the same for brokers and appraisers.

A $2,000 one time application fee.

A $2,000 one time membership fee.

A prorated annual MLS fee ($380/year).

And a prorated monthly access fee $36/month (you can opt to pay this annually too).

The other MLS I use is higher......

Illinois is a "Mandatory" State. You can't doing any sort of real property appraisal without a supervisor. Find a supervisor and you can probably be added to his or her MLS for a nominal quarterly fee.
 
Sorry for wrong sub-forum.

I have 2 supervisors that are also real estate agents, and that is how they have access. They are under their real estate office for the MLS.

For me I am probably looking at getting my real estate license so it will only be the 29$ a month. Plus diversifying my areas of expertise and having different fields to make money in. Plus the fact that being a trainee isn't that lucrative to begin with.

I have a crummy job right now and am saving every penny to get into this. Maybe another couple weeks of schooling and months of waiting for a certificate is a better option.
