September 18 and ACI is still struggling... 3rd call to tech support in 24 hours, no sketching program working yet, no mapping program working yet. no ability to have standard fields such as gross living area or room count carry through the program ( must manually enter every time ) and you have to get out your calculator and manually compute and enter all of your adjustments. tech support said they are hoping to have sketch and mapping working by November 2nd? are you kidding.... I have been a loyal ACI user for 20+ years but they absolutely dropped the ball on this one. Looking for another software provider, who do you like and which software actually works and is ready to use now..????

My recommendation: Give SFREP and Reggora a try. SFREP is free for 6 months, is a desktop based offering, and 'feels' most like the legacy offerings. Reggora is free forever (some say they're trying to destroy the appraiser, but I've found no evidence of such), eliminates the need for mapping services like DataMaster/Spark (as the software is integrated with MLS), has really nice market analysis functionality, and has mapping built in. The only gap I've seen is that they don't currently have sketching functionality. I built a standalone sketching app, though, that I'm happy to provide to folks if desired (regardless of the software option you're using).

Disclosure: I'm a lifelong ACI user as well. No longer. It's a shame the 'big three' have just completely crapped the bed on 3.6. I'm sure they'll try to buy out some of the better performers at some point.

According to product documentation for Reggora Forms and recent user support indications from September 2026, a built-in Web-Based Photo & Sketch tool is listed as "Coming Soon". Appraisal community reports indicate that the built-in sketch features, alongside the mobile application with integrated LiDAR scanning, are anticipated to roll out imminently (within weeks) to help appraisers prepare for the upcoming transition...........I have been a ACI user for 33 years. I have not tried ACI Sky. This does not look promising for ACI . How can they compete against free if their own product is not better in some way. .........The one thing I like about Reggora so far is that it populates your comps directly into the form and has access to all MLS systems nationwide.....
