I send in my AMC work by means of some client's web software that allows me (and prefers me) to send reports in ACI format. I recently received a report rejection that requested and additional photo and stated I did not estimate a lot value, as requested.
I was surprised as I remembered putting in the lot value (I put it in the narrative of the final reconciliation, providing the means of estimation followed by "I estimated the lot value to be". Well, the statement was in there, but ended at the word "be", according to their copy.
I added the photo and checked my ACI file that showed the lot value to be just where I put it. Half an hour later, I got a second rejection notice. At this point, I though that they were insisting I put the lot value in the cost approach section, which I won't do as it then carries into the report as the total cost approach, so I called the reviewer. She stated that the report came over with the photo added, but that the narrative for final reconciliation ended with the word "be".
So this time, when I sent it in once again, I stopped on the report check page that every submission goes through. I went to look at the addendum page and, sure enough, the software had truncated my report.
I recall another similar incident where the last part of a sentence was taken out by the software when there was a page change.
In both incidents, it was only because there were specific figures of statements that the reviewer was searching for that a problem was noticed. I have to wonder how many times my narrative has gone in as something different from what I signed off to.
ACI said they could not help me as the AMC did not provide a website to try to test the report. The AMC put it all on ACI.
All I know is that, by making the report into a PDF myself I can avoid the problem. So I guess they get PDF's only from now on.
