Agricultural Appraisal Samples

I'm an appraiser is the state of Kansas. I primarily do commerical work, but have wanted to start doing agricultural appraisals due to my geographical location. Does anybody have any ag samples that they'd be willing to share?
 
What kind of "Ag"? There are rowcrop "ag" appraisals. There are "building intensive" ag properties (poultry farms, hog houses, feed lots). There are uneconomic rural residential properties (horse farms, ranchettes, etc.) There are working ranches. Working ranches are scarce as hen's teeth as many are purchased as investment properties or for hunting, executive homes, etc. The nature of each can also be impacted by nearby development. Most are narrative but there is ag form software available, most of which is geared to row crop or soils type summations that are rarely used by market participants outside some of the highest yielding tillage land.
 
If you know any ARA guys in the area visit with them as to what goes into ag reports in your area. Terrel is right there are as many "kinds of ag reports" as there are ag properties. Then on top of that you have as many competency levels and you have property types.

I would suggest you hook up with somebody that does a lot of ag work, maybe look to take a couple ASFMRA courses as well.

Thanks for the response, Terrel. I would like to take a look at a narrative irrigated cropland appraisal for reference. I don't have much of an ag background, so this would be helpful to me as I try to gain a better understanding of things.
 
A couple of years ago I was appraising ag land in California because the owners had received entitlements for residential development.

Now that the highest and best use for California ag land is for agriculture once again, I have to decline these assignments based on competency. Once you get into crop or vineyard production, there is a whole new set of issues that an ordinary real estate appraiser wouldn't know how to handle, such as soil type, irrigation, and crop prices.
 
Ditto Farm Guy and Terrel, join ASFMRA and take their ag courses, you'll never be sorry for the time and expense. For me they have provided the premier educational courses for probably the past twenty five or so years.

I'm a residential appraiser who just completed the Intermediate Approaches to Value for Rural Appraisal (A-200) with ASFMRA. This is an excellent and challenging course for someone without true rural appraisal experience. You really want to take a couple of ASFMRA courses before stepping into farm/ranch appraisal.

A200 is a new offering. How did everyone do? Did the class go well?

Just curious.
 
I also took A-200 and thought it was good but there was some redundancy with concepts from A-100. Overall, the ASFMRA courses are good and recommended.

I too am in commercial appraisal and am looking do some ag work. I googled for some and found one ag appraisal online, here is the link.
