Hi, California pre-licensed education is 150 hours, but the Appraisal Institute offers the 75 hour course for Appraiser Trainee. So my question is, since the CA required courses for Trainees is the same as the Licensed Residential Appraiser courses offered by AI can I just take that instead?

Basic Appraisal Principles (30 hours)
Basic Appraisal Procedures (30 hours)
15-hour National USPAP Course or Equivalent (15 hours)
Residential Market Analysis and Highest and Best Use (15 hours)
Residential Appraiser Site Valuation and Cost Approach (15 hours)
Residential Sales Comparison and Income Approaches (30 hours)
Residential Report Writing and Case Studies (15 hours)

The three basic courses -- Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), and 15-hour National USPAP Course or Equivalent (15 hours) -- are required so that you can be designated as an Appraiser Trainee.

The next four courses on your list, also totally 75 hours, are required to meet the minimum appraiser education requirements to be designated a Licensed Residential Appraiser. These courses, combined with the pre-Trainee courses, total the required 150 hours. Note: There's a state state after these education requirements are completed and must be successfully passed so that you can apply for the LRA license.

HTH.

This is one of those questions where the correct answer depends on where you are. In California the trainees take all their qualifying education and the test up front. The only difference between the Licensed Trainee and the State Licensed Appraiser categories is that the latter has demonstrated that they met the experience requirement.

So in answer to the OPs question, yes, the 150 hours you're talking about will all apply toward your license. However, not all education providers are created equal, nor do all them provide the value-added features you can extract from attending live courses offered through the AI. If I were a trainee starting out I'd spend the extra to take the courses through the AI because the job market out there is tough enough without imposing additional limitations on myself.

I stand corrected, George. Thanks for clarifying that. :icon_mrgreen:

Suggestion: Mod, please move this thread to the California state forum as it pertains to state-specific requirements.

No, I think it should be left here because most of the veterans will answer this question the same way: check with your state before you spend your money.

Iowa and Illinois, require the 75 hour appraiser trainee courses. Then both states skip the licensed level and require a total of 200 hours of certified residential courses with 2,500 hours of experience in no less than 24 months.

BASIC APPRAISAL PRINCIPLES…30 HOURS
BASIC APPRAISAL PROCEDURES...30 HOURS
THE 15-HOUR NATIONAL USPAP COURSE OR ITS EQUIVELENT...15 HOURS

RESIDENTIAL MARKET ANALYSIS AND HIGHEST AND BEST USE...15 HOURS
RESIDENTIAL APPRAISER SITE VALUATION AND COST APPROACH...15 HOURS
RESIDENTIAL SALES COMPARISON AND INCOME APPROACHES...30 HOURS
RESIDENTIAL REPORT WRITING AND CASE STUDIES...15 HOURS
STATISTICS, MODELING AND FINANCE...15 HOURS
ADVANCED RESIDENTIAL APPLICATIONS AND CASE STUDIES...15 HOURS
APPRAISAL SUBJECT MATTER ELECTIVES...20 HOURS

After taking the courses online do they give you something as evidence that you've completed it or do they send the information to the State? The reason is as I mentioned earlier California requires 150 hrs and its the same exact courses as the licensed residential. So I am thinking of taking that instead of the beginners course from AI but just want to find out if it lists the courses I took but not view it as "Licensed Residential Level" or "Beginners level" category as fullfilling requirements to get Trainee license.

Iowa and Illinois require you to send the information to the state. AI will send you an email with pdf certificates.
