I asked ChatGPT and CoPilot on zoning for my subject property.
Both gave me wrong answers.
Upon further research, I got the correct answer which I was looking for.
AI still has long way to do better than human appraisers.

Of course they were wrong. What did you expect if you ask the "what is the zoning for my subject".

AI does a good job in summarizing questions in certain issues in USPAP in clear language.
Or I hope AI does.

Even if it gave you an answer you're still trusting an outside reference instead of looking for yourself. Why would you do that?

Man we've had this conversation 10 times on here. You really don't understand how this tech works, do you? It's not an all-seeing-eye, it needs up to date context.

Share the subject address with me and I'll walk you through how to properly use AI to research the zoning.

I got a good laugh reading the post subject line. Thanks!

Looking up the zoning of a property and catching a screengrab of the map shouldn't take you more than about 5 minutes.

if AI knows it all...then why does the appraiser need to look it up  :rof:
