Alamode Location Map Accuracy

Anybody else ever check the accuracy of the distances in the location map. I was comparing with https://www.mapdevelopers.com/distance_from_to.php
and found that the distances between the subject and comps was oftentimes off by 300%+ by how the crow flies or driving. That might make a big difference with reviewers and scoring.
 
Where I find the most errors in location is MLS. Agents make mistakes in address as it relates to Geocoding. I can give you an extreme example. I was looking for a subject location of a new subdivision. Agents instructions made no sense. Thats because many of them are dyslexic. Also they often don't input the data a office person does. I could not find the subject or any of the listings/sales for the Subdivision either. So I lessened the parameters and Still could not find anything. Hmmmm. So I further reduced parameters by eliminating all but one parameter. I typed in the name of the subdivision. That's it! Not only no county but not even the state. BOOM it popped up. Cluster of new homes in another county in North Carolina. Now Get this...one of the listings was located in...wait for it ...it's little house figure showed up in Long Island NY. LMAO

So the Geocoding peoples running around with a Satellite gadget make mistakes also. Point is as long as we have human input there will be errors. Even the Google car makes mistakes.

I download all my geocodes from http://www.geocodio.com. Otherwise, well, I guess California agents are a LOT smarter than the ones in your neck of the woods. They drive around in BMWs or better (many do).
 
Isn't the consensus to use crow-flies? I seem to recall this was settled early on, when mapping was first automated beyond the application of Forms n Worms arrows.

The national company, say an AMC, just wants to show they made a stab at geo-competency, and the reviewer probably relies on their conventions. No one cares about The Poor Appraiser's driving burden, whether their route is over Suicide Six, a bridge that slowly opens for tall (or not so tall) vessels, or features deer, moose, and other alert-driving aids. YMMdefinitelyV.

Smarter in your area? How could you know that many ...you are in California..Probably more RE Agents in California than the total population of NC, :-)

I was not implying we had a huge Problem. We Don't, but some Agents or their helper elves don't pay attention to detail \

If I can I will make a MLS screen shot map of what I am talking about.
 
Some years back I remember a guy in the Midwest had a map program I used for (10+) years, "spot on" (Phil ?) he passed away and no one took it over. It was the best, the ones today, whatever they map is, is what I use.
 
We better go back to paper maps, and sticking on arrows. Then measure the distance with a business card that you marked to match the scale of miles in the Thomas Guide. :leeann2:

I've had to relocate several of the addresses on the maps that Alamode creates. i use Street Atlas USA with a GPS devise and mark them exactly to the point while out in the field. I then check the Alamode map against my map and adjust accordingly.
