Residential trainee coming up on my six-month mark and getting ready to be able to inspect. My supervisor has been doing primarily V.A. work and has dealt very little with any AMCs recently. Being as the VA will let me train and work on his reports but not inspect on my own we are currently trying to find AMCs that deal with lenders that will let trainees inspect on there own. Thank you in advance for any input.

I'm personally not aware of any AMCs that do. In my experience AMCs typically add in more restrictions and more work than what their client wants. You would probably have more luck with direct lenders, maybe local ones.

Been where you're at quite a few years back... Even if your mentor is willing to sign as did not inspect and take full responsibility of the report by signing on the right as supervisor, you're most likely are not going get any takers.

Keep plugging away and going out with your mentor and keep your logs in order!

One thing you could do is contact your licensing board and see if you can log hours by doing the inspection part of hybrid appraisals. A lot of appraisers here (including myself) have issues signing and taking full responsibility for someone they don't even know
(credentials, experience, licensing) doing the inspection piece. Having said that, I'd bet there's quite a few appraisers willing to sign away.

I'm sure quite a few AMC's Would love to have you on board for those.

It's not the AMC with the restrictions, it's the clients.

The only scenario would be a non-lending assignment (divorce, estate, etc) that the assistant inspection opportunity would arise.

Yep.... it's the Clients. The AMCs... most of them... are fine with it, if the Client is. I can tell you that I review some pertty ugly appraisal reports because of it.
