For those who would like a copy of the ANSI Guidelines that can be used when there is a difference of opinion in what should be counted as living area, I recommend that you order a copy of ANSI Z765-2003, Square Footage-Method for Calculating. The cost is $29.00+. The standars were approved in November 2003.
