I'm also a broker/salesperson.
I'm selling a house and the buyer is slippery and I need an ironclad commission agreement.
My broker is also a little lost in this case.

All you have to do is tell title how much your broker gets from sale proceed. That's between you and your broker. There is no agency or commission agreement with the buyer.

Are you the selling agent? Every contract I have seen since the change has the buyer/broker compensation spelled out right in the contract

Agree with Dublin.... everything should be laid out in the contract.

Selling agents typically do not have a direct contract with buyers. Instead, they have a contract with the seller with a listing agreement.

In CA, agent needs contract to collect commission.
Decade ago, agent helped me with a real estate transaction. She didn't have a commission contract with me and wanted her commission.
She sent me letters requesting her commission.
Sorry but she and her broker should have known better.
