I'm also a broker/salesperson.
I'm selling a house and the buyer is slippery and I need an ironclad commission agreement.
My broker is also a little lost in this case.
Follow up after several responses:
Once again, every reply ignores the question.
I always make the mistake of assuming appraisal will correctly identify the problem.
