Apn# On Title?

A lender has just returned my report and has sent me copy of the title and request that I change the report to reflect the correct APN number. Anyone have any idea what they are talking about and what it has to do with my report?

That's your county parcel ID #.

Double check it with your county first!!!

Was there a split of the main parcel that you didn't catch?

Let us know what you find. The title could be wrong or you could be wrong.
 
APN stands for Assessor's Parcel Number. Do you have any of the tax data available for your subject? I usually find this number on the tax bill. Here we have an owner number, bill number and parcel number.
 
I had already found it, checked it and the title company is wrong and I let them know ..... the county in question only has 58 plat maps ... the title company says it is located on map 770 ..... what bone heads ....

Check both the county TAX records and the county CLERK records...

Sometimes it can be a recording error someplace... but more likely, as Pam said there may be a spin-off of some segment of the property you don't know about, or some other action which may cause you to say HOLD EVERYTHING...

If you can't reconcile, just record all you know, make the report subject to an Extraordinary Assumption or two/three... and get the turkey on its way!
 
What happened was that the title company looked at the map # (077O) as map # (770) .... and they wanted me to correct it .... I sent an e-mail advising them of their mistake. All is well ....... and it wasn't me ..... :rofl: :rofl:

I ALWAYS include a printed copy of the county tax print-out for the appraised property with my reports. The print-out has the owner's names, the legal description, the tax parcel number, the assessed value, EFMV (estimated fair market value), the taxes, whether they have been paid or not and other info. It even has the date I printed it out.

I rely heavily on it, even if it sometimes has errors. The inclusion of the print-out proves it isn't my mistake. I am able to download it right from the county court house computer. Its about the first thing I do in setting up a file. Access to the county court house computer is $100.00 per year. Some of the best money I spend. I can't get the deeds and maps directly yet but that is supposed to happen this year. Yippee! :D
