Appraisal Comments Regarding Spokane Fire

Our office is in the middle of a few appraisals inspected before a few damaging fires here in Spokane. Subject property not damaged but what additional verbiage would you suggest should be added? Signature date will be after the fire occurred. In some cases, entire areas are destroyed. Thanks for your help.

If signature date after i would contact owners and ask them if it's been effected and document date and time of Tel-Econ conversation and or drive bye subject. Just don't say it's okay without some verification.

We haven't seen it with our own eyes, because they won't let anyone including homeowners back into these areas. The Realtor said it was undamaged. It's literally 1,000 of structures and very selective in neighborhoods.

Subject neighborhood was involved in the wildfire event on 07/2026 and some structures burned. The effective date of this assignment preceded the fire event by 6 days, so my value conclusion as of that original effective date stands.
The client has followed up with an additional request to verify the subject's exterior condition as of the more recent date. As of the report date of this assignment the local authorities are not allowing access so I am unable to physically verify the subject's status insofar as to whether or not it was damaged. I spoke with JohnDoe#1 who told me the subject property was not burned. My comment about the subject's condition as of the more recent date is based on the assumption that information is accurate. If my assumption based on this information later proves incorrect then it would have an effect on my opinions and conclusions about the subject's current condition but would not effect my valuation as of the effective date of the appraisal which was prior to the fire event.

None. The effective dates of those appraisals is before the fires. If they want you to drive-by and confirm that the improvements were not damaged, you can do that..... for a fee.
