Hi, seniors

Is it allowed to ask or discuss about appraisal fees here? I was just wondering appraisal fees in general for the most common forms such as 1004, 1025, and 1073 etc.

If it's not ok, I will just delete the post. Just wanted to check before I do some stupid things :)

Discussion of fees is problematic. But the best thing you can do it set your own fee goals and stick to them. Cut your fee for no one, for no amount of work, and stick to it. If you are way too high, the market will tell you quickly, but taking anything offered without countering will lead you to a lot of work for low pay. And once the clientele sees you as a low cost provider, then they also will consider you a low quality provider regardless how good a job you think you did.

Not sure if you work for a client to figure out how appraisers charge.
I assume appraisers charge a wide range in fees. Some stay fixed because it's easy to set and allow lenders to know their fees.
As for me, my fees vary depending on the client, the size and complexity of the property, location, and timing whether I'm busy or not.
I have found every client's fee is negotiable.
As each property has a different value, my fees vary also but always a minimum for the easiest cookie cutter.

Here's is a start. Just click on the state you are interested in.

Thanks for tha info. It seems VA loan fees seem higher than conv loans I think haha

Sir, I really appreciate your wise comment. I don't know how other seniors think but newbie like me, your opinions really matters since it gives me a way how to think. Again, your comment really helps. Thank you :)

Yeah, I know what you mean. For example, I got an order $300 fixed appraisal fee for over 3000SF & over 2.5 mils SFR property. Since I got no much experience, I was wondering that I have to accept it or not. On the other hand, I also got $400 fixed appraisal fee for 1000SF & less than 700K SFR property. It seems really up to AMC so I was wondering how the market price for each forms in general. Nobody wants zero sum game so I thought it would be essential to know what the market price is. I hope we all get paid well what we work for.

It really doesn't matter what business you are in. You have to analyze what you like to do, how important money is vs doing the kind of work you are interested in and so on. Then review your ability and competence and decide where to expend your professional effort to make a living.

Some people make a ton of money doing the right thing at the right time. They are observant, good learners, good at design, good at decision making, creative and just have a gift of doing things right the first time and if not, not giving up.

Most of us don't fall into that category of course.

Some people are total losers, and can't seem to do anything right at all. They blame the world for their failure rather than realizing they are just handicapped. Some such people are not only miserable, they have a knack for making everyone around them miserable. So, people avoid them and they become even more miserable.

The points is most of us are not that bad off, but neither will we be living in custom luxury homes, - unless we are lucky and strike the lottery.

Getting back to fees. If you screw up or are just unlucky and wind-up in trouble with the state board, the FBI or wind up being sued, you probably will wish you had never even thought about fees..
