Soman:

Please do not be offended: but, are you truely an appraiser/valuer or a software engineer?

Lee Ann,

I believe he/she is legit. I have been receiving e-mails from India soliciting appraisal preparation work.

Or possibly performing Desktop Appraisals from...........India?

Soman,

What are the types of real estate ownership in India, fee simple, lease hold, communal? Who can own real property? Are home privately owned, what is the level of owner occupancy relative to tenant occupancy. How are properties valued, is there a published Cost guide for the cost approach? How are active listings made available to the public, is there an MLS service, are there selling agents and brokers? I think we would need to have a little more understanding of the nature of the real estate market and the valuation process to know what might or might not be useful to you.

Ted,

I will take a wild guess and say the Soman is working on appraisals for firms in the good old US of A.

i could not understand why u all are so harsh on me, well i am not that much fluent in english to tell eplain my thought clearly, well here in india there are no appraisers, we call appraisal as valuation and that is done by civil engineers only, i am also an civil engineer, I have not even came to USA

thanks ted martin,

at least you are able to understand my requirements

In india the property is mostly private owned, well any body can own property in India(ie indian citizens) that is not linked to communal or any other matter,The properties are valued by civil engineers and thay are only entitled to do it, there is no seperate study for valuation,The residential/commercial/industrial property are valued by us, There are some guidelined and fees prescribed by Govt of India, and there is a instituition "Indian Institute of valuer" whose membership is necessary to do valuation,There are no listing service available, the value is adopted for building on square feet basis and the land value is adopted by making local enquiries, I hope i could have cleared your doubts, Here Valuation means realestate valuation only.

I do not have any templates for use with either WP or Word. If I did have some I would be happy to share with you as they are not that hard to create. Surely you can do that on your own if you put some thought into it. I think ones you would create there would suit you better than something adapted from a society that is so much different from yours, anyway.

The people on here are, by training, suspicious of anyone who is trying to get something without paying for it. The way we conduct business tends to make us isolationists....we spend most of our time alone, and we have, over the years, learned to rely on our own judgements and we resist the "sharing" that many other professions develop.

Being harsh comes naturaly to many of us, so it is not necessarily you who is responsible for the harshness....it is us. Also, many of us have found ourselves in competition with people from your ancient and magnificent country who are doing "valuations" on property in the USA based on data that many of us have submitted to multi-national corporations and banks. This competition has heightened our suspicion of people from your country. This competition and use of our information also makes us very angry.

Our suspicions are well founded, so I will not apologize for the harshness of my friends and peers. But I hope you will at least understand a bit more of our feelings.

Should you decide we are not all that bad, please feel free to join in our discussions all you want....believe it or not, we are interested in what others think and what you have to say.....even though we may not show it very often. Some of us will like you, some will consider you a friend, but don't expect everyone to like you.....lots of us don't even like ourselves very much........

No harshness intended. Are you valuing properties located in the USA?
