Has anyone used the Appraisal World membership as a marketing tool ? They say that you can contact 130 AMC's with one click.

Appraisal World! Party Time! Excellent! Oh wait a minuet...that's Wayne's World.

Kidding aside, I'm looking at their website right now and here's an interesting feature;

"Take advantage of our patent-pending search technology to find appraisers with the most "local area knowledge" about the property. Place an order and get a FREE Comp Check. Nationwide coverage". Hummmm, they say they place HVCC compliant orders. I wonder who does the free comp check? And if you are hired, do you have to hit a number within the range of the comp check??

I'm going to follow this thread as someone here has to know more about this company.

Appraisal World

I bit on this a couple months ago, spent half a day uploading my docs to their "storage locker" and tried the "1 click to apply to 130 lenders" thing.
Several lenders wrote me to find out how to get such inquiries stopped or redirected. Many more contacted me with instructions to apply on their websites.
Appraisal World's list of AMCs is in 2 parts: One is a list of email addresses, maybe 90, that you can check & send the invitation to visit your info page. The rest, about 40, a growing list, are those you must contact individually. Many of these sites are technically buggy, others send you through pages of forms & uploading, only to disappoint in the last page with the absurd details of their business plan, including "hold harmless" clauses so absurd only someone very desperate or very ignorant would accept them.
In all, a good source of contacts, but quite a hassle, since you can't get to the list of AMCs until you upload everything.

I bit also, I am in the process of working on the storage locker. What did you delete or redact from sample appraisals other than the name of the borrower and the client? thanks for the reply samiyam

I have not received any appraisal work via this site but refer my clients to use it as a reference tool. I do like the 'Appraisal Atlas' aspect, as it shows which appraiser has the most experience in a specific geographic area.

You mean like one that it appeared had uploaded all his Zaio "preappraised" addresses in my area? Showing something on the order of 1,600 appraisals while the next lowest down "most experienced" had less than 300 at the time?

A system like that is only as good as the best liar's poker hand ya upload into it to deceive everyone with.

I suggest you report the aforementioned to the AppraiserWorld.com folks.
That action would be more productive than moaning about something you can help correct!

Great suggestion! ... I'll try not to think about having already thought about it.... ;) Let along moaning about stuff I've already done...
