My assistant has been doing data import and information gathering for me for many years, which to my understanding is an acceptable practice. My question is, if the assistant takes the required courses to become an appraiser trainee, can the assistant also assist in valuation determinations?

Supervisory appraisers must be state-certified. Are you licensed or certified?

To your question, generally, yes. But each client has different requirements. Some clients do not want trainees to sign reports, which limits the type of assistance they can provide.

the assistant would not be signing the reports, but being stated as providing significant assistance, the assistant is actually my wife and we would like to work on this as a partnership, but she does desire to become a full fledged appraiser.

Is your assistant licensed?

If not, they cannot provide meaningful assistance in preparing an appraisal report and valuation determination would be meaningful assistance.

no significant assistant in the valuation or other USPAP stated guidelines. But it appears that if the assistant becomes a trainee with a trainee license, they are allowed to be more involved.

A quick review of the Minnesota appraiser licensing requirements indicates the supervisor must be a certified appraiser and the training needs to be licensed. If your assistance's intent is to become an appraiser, they definitely need to get licensed and begin accumulating experience hours under a certified appraiser.
