Are the any Lic. Home Inspectors that are Certified Appraisers. I am new to this forum. I am both, but i was wondering when you do an appraisal how do you limit your libility of an inspector. The reason I am both is I do alot of draw inspections for 1 bank and do both appraisals pre-construction/final plus all draws. Any help would be appreciated.

Mr. Rex is both. I am licensed but do not practice it. Liability is enormous but as with anything you can avoid it by putting out a superior product.

I would think as long as it is clearly explained out in the SOW what you are doing vs. what you are not doing inspection wise you will be covered. Plus even as an inspector you disclose you are no expert in anything and recommend qualified experts for anything you see out of the norm.

Well, I have become a Home Inspector who moon lights as an Appraiser the past couple of years. No one wants an Honest Appraiser anymore, well most in this area anyway. I include this in every Appraisal, even raw land

Building Inspections The Appraiser is a licensed Home Inspector in the State of Alabama. While the Appraiser is qualified to render building inspections he was not acting in the capacity of Home Inspector and DID NOT conduct a Home Inspection of the subject property. The report should not be considered a condition/inspection report.

Thanks for the info. I found this site a couple days ago and ya'll respond fast. Most sites it takes a day or 2. I always reward myself with 30 min of internet after I finish a report to clear my head and start fresh.
