Well just in case you have not seen it yet, here is the Maricopa County Appraiser video created by the Maricopa County Assessor.

Not sure what he is trying to accomplish but the reference to making your home value go up by finishing your basement clearly indicates that no appraiser from Maricopa County had any input into this production. Yes, we do have a few basements here in Maricopa County. Like maybe 5% of the homes have basements, but of those, probably 99 % were built fully finished. We do not have unfinished basements that people later decide to finish. There might be one somewhere in this county - nothing is impossible - but finishing your basement is a pretty poor example of how to increase your home value, IMHO.

I agree with you on the basements, I have only seen two unfinished basements, and both were older homes in Central Phoenix. Most basement homes today have finished basements, so that is an odd example.

I have met Paul Petersen and had a chance to talk one on one with him regarding some of the issues appraisers have in Maricopa county. He was really accessible and seems like a genuinely nice person (my BS detector skills are strong!!). He should have at least discussed the video with his county appraisers.

Who's Joe Arpaio? . Just kidding. He is a blowhard. And a racist. Still very popular among the blowhard racist crowd. If you disagree with him in a public forum, he opens an investigation into you. He had a federal judge, Hon. Murray Snow (whom I know) and his family followed by PIs after ruling against him a year or two ago. TBH, I liked him when he was first elected 20+/- years ago. I liked his hard stance on prisoners and the stripping of their luxuries. But his over reach is unconstitutional, his dogged pursuit of illegal immigrants results in unconstitutional treatment of American Hispanics, his abuse of power has resulted in dozens of multi-million dollar settlements and court losses for the Maricopa County tax payer, and his bloviating in front of TV cameras is tiresome. He has run his course and it is time to replace him.

Other than that, I really don't have much of an opinion.

I'm sure that video was just some random one they found online and decided to upload. Its not AZ specific. I've seen 5 basements here in the last 12 years. I'm still surprised they can get away without basements here. Such a savings for the builder to not do all that extra digging and concrete work. Life is easy when there is no frost line to dig below.
