Appraising Agriculture/Citrus Grove Need Advice

I have been hired to do an appraisal of a citrus grove estate. Through discussions with the property owner and review of financials, the business is basically at a break even and the HBU is more than likely to hold the property for future residential development (future due to market conditions in the area). However, I need to be able to support the property owner’s income and expense data and go through the HBU discussion. Does anyone know where I can find typical expense data for the citrus grove industry and what expenses should be considered? (Other than through comps which are virtually non existent in the current market). I have found plenty of info on the income but not on expenses. Any information would be helpful.
