Are you still seeing strong price appreciation too?

The areas I cover in and around DC has not really experienced "strong price appreciation" outside of certain zips in the city. Lagging other metro areas but then again we probably didn't get hit as hard as other metro areas.
 
Nothing like sustained 7-10% per year appreciation or anything like that. We had a big jump off lows in 2013 and then it was stable for a few years. Started creeping up over the last couple years.

Wonder if that will change if low supply continues for any length of time? DC will always be somewhat immune to national factors just by being DC, and such a large international destination.

I have been watching the Charlotte NC Metro area an we are still having market values appreciation. The difference i noticed the most now is in stead of 100-102% SPLP Ratio's we are more normal with 97-100% Ratio's and Inventory is out there new and existing for more than two - three days. So we seem to be a having a very healthy balance....even though are area population continues to increase monthly at a good clip. Something else I watch is vacancy rates and they are now coming into balance.
Waiting list has declined dramatically. Doesn't take General Contractors long to throw up frame 2-4 story apartment complexes, especially when the Municipal Building Departments are tuned into the local situation.

I think Arlington and Alexandria probably see a big price jump this spring if the active listings remain at these levels. In DC active listings are higher YoY though.

We usually benefit from rising prices and low inventory around DC.
