Arranging for Repairs/Inspections

Often when we call for repairs or inspections in our reports (peeling paint, leaky roof, etc.) it seems that the word doesn't get passed to the listing agents or owners/sellers who need to get the repairs done. The lenders send the orders to reinspect, we call the entry contacts, and they have no clue what they're supposed to fix. It's worse with the REO and short sales, as the banks usually refuse to spend a dime.

Does anyone try to inform the LAs or sellers -- directly -- of the required repairs/inspections?

Confidentiality violation?
 
I will say to the entry contact after I have been instructed by my client to reinspect, that I am scheduling an appointment to confirm that all required repairs are completed satisfactorily. If they don't know that repairs were required, I will inform them and ask for an estimate of when they think they can have it all finished.

I will relay the above information to my client.
