Asbestos in home inspection report.

I'm currently working on an assignment that is a purchase and the realtor posted the Home Inspection Report, in the report it states that "Asbestos like material present at ducts. A qualified abatement contractor should be contacted for removal".

I did not personally note this material. Do I do this 'subject-to' off of the inspector report, even though I didn't personally note anything.

If an inspection report discloses a problem that you didn't observe, you should address it in the report. Otherwise, someone will ask you why you chose not to. How you address it is up to you and your client; could be 'subject to' or 'as is'.
 
Speaking of asbestos, I was walking my dog early this week and I saw this home being renovated.
There was a worker scrapping off this wet stuff off the metal ducts without special hazard precautions. :oops:
I suspect its asbestos.
Maybe they can allow to throw away the ducts with no covering around them.
 
Did you miss something, or does it not exist? And even if it does exist, would you typically take any action on it? If you didn't see it, then leave the report as is and inform the client that a home inspector has noted it. You can assume there are no adverse conditions and let it be the client's responsibility to deal with the issue if it exists.
 
You definitely have to address it in your report. I'm wondering what 'asbestos like material' is. Is it asbestos or isn't it? You might call for inspection and testing by someone qualified to identify asbestos.
 
Cloth-like tape used in the past looks identical to asbestos wrap. The only way to know is to have it tested. In my area, the vast majority of the time, the tests are negative.

The mere presence of asbestos does not necessarily require repair and in this case it hasn't even been confirmed.

Disclose the home inspection comment.
Disclaim you are not an expert in "asbestos like" material.
Comment on any potential impact on value which is your field of expertise.
Sign and send it

Then it's up to the client.
