Hey,
Has anyone heard of this? (Wisconsin Assembly Bill 472)
I heard mention during a break at a CE class and hear the WRA is lobbying against unless they can add a rider to allow BPOs.

There is your RPAC money hard at work. Just remember that $35 is not a mandatory fee.

I sent an email to my state represenative today requesting he support the bill in it's unaltered form. Wisconsin is one of four states that allow persons without an appraisal license to provide valuation products. Some lenders are relying more and more on broker price opinions and avm products instead of having appraisals performed by a licensed appraiser. If this bill passes it should be a good thing for Wisconsin appraisers. I won't be contributing $35 to RPAC.

section 13 of 458.19 (4)

It would appear that in section 13 of 458.19 (4)
would require the names of the grantor and grantee
as found in the return to be placed into the report?

That would seem to require more than city records or MLS data. Would this require title and or real estate tax transfer information?

Does anybody have any additional information or clarification on this issue??

I don't have any additional information on this but as we are already required to search for all transfers for previous 3 years and verify the information would it really be that much additional work? (basically it seems to me we would have to record the info on all transfers in the last 3 years into the report)

I know Wiredata typically has this information listed, at least for the City of Milwaukee.
