Atrium, Living Square footage or not

Would you guys count a atrium in the middle of the house that has a partial roof??? I am thinking not, but I have a recently done sketch from an AG that is counting it??? What do you think?

GLA has to be livable year round and does not take away from the utility of the rest of the home. Do you go outside of the main walls of the home into a courtyard style atrium?

Having a partial roof meaning what? Is the atrium open to the sky?
 
It is enclosed in Glass and yes the roof does partially open to the sky.

So the walls that define the atrium area are glass walls? You have a roof that overhangs the glass walls, leaving the bulk of the atrium open to the sky? Can you go inside the atrium from the main house?

If I picture the atrium correctly, it does not seem like GLA and I would not count it as such.
 
Is the temperature (heating and AC) controlled like the rest of the house? How about electrical lights?
 
It's about your Scope of Work. It's your choice as to how you handle it as long as you fully disclose how and why you did it the way you did.

Yes you can go into the atrium from the main house. It is right in the middle of the floor plan...

I have appraised similar (sounds like it anyway) properties with this scenario. I chose not to count it because surrounding walls were the exterior siding of the dwelling and it was not heated. Also might depend on what your market is viewing these as. Might search MLS with "atrium", even dating back 3-5 years to see if agents are counting it (likely) compared to the assessor and then to see if you are able to determine if the market participants are reacting to it.
