Hello,

I'm just inquiring on what will pass an appraisal for an attic. It's not a livable room, no heat, water, or cooling to the room. Just expose rafters and floor. We use it as storage. I can post pics if you like.

An unfinished attic has no value. FHA just requires you to look at it and take a picture. No need to even think about it for any loan. FHA, give the appraiser access to it.

When you say "FHA just requires you to look at it and take a picture", I'm assuming you mean literally. As in, poke head up with camera and take pic, works done or poke head up look around then take pic? I'm just asking to be clear.
 
Depends on access, scuttle or stairs, and how big the attic is or isn't. A picture is proof that we observed at least some of it. Also note, that if there is no access to the attic, then no access is mentioned and no photo is required.

Most attics with some type of stair we walk around the attic. With a scuttle, it is what you can see.

There was a roof leak that was fixed, but they left mold stain on the wood. Will this pass?
 
No, the mold has to be removed. Simple enough. However, depending on where it is they may not catch it. So, you should get the appraisers email or phone, if you can. You can always walk thru the property with them and ask questions, but that depends on the appraiser and if it's annoying them.

By the way, mold is a funny thing. It can spread by air to the rest of the house. You can mention it to the appraiser before the appraisal. And in warmer humid times, there is more mold in any house.

I don't walk around the attic, and there is no requirement for us to do so. A head and shoulders inspecting and observe the attic from a ladder. Walking around an attic is dangerous. I have heard of and personally known people who have fallen through the flimsy attic wood floor and sustained serious injury.
 
If I had a dollar for every time mold wrecked a smooth appraisal... I’d be able to afford mold remediation.
 
I’m in agreement with Tom D. But we tend to do more than required.
