Anyone using this? I have been using Parcelquest, but as a rookie licensee the cost is burdensome. Anyone have any experience with Attom for residential reports?

are located in Cali, although CRMLS here in SoCal is more or less a 1-stop-shop for any info or baseline analysis an appraiser needs, with Realist providing additional support.

I have been using Attom for the last 20 years. It started out as GeoData and they changed the name a few years ago to Attom. It gives you all the closed sales, especially the ones not on MLS. I am in New York and use it for the 5 boroughs of NYC, both counties on Long Island and several counties I cover upstate.
 
what areas or states does it cover? I've never heard of it
It list all 50 States but i am sure the amount of information varies state by state as well as county by county. In NY, I get much more information for NYC properties than Warren County, Suffolk county, etc. properties

Would you consider Attom good to use as a verification source? I currently use Parcelquest, but it’s too pricey.

It is a great verification source. Many times the recorded sales price in Attom, which is taken directly from county records, is different than the sale price in MLS. Oh, and of course the difference is typically 5-6%, which coincidentally is the realtor's commission. It also shows any transfers of ownership of the property, such as a persons name to a trust, which is not typically shown in MLS records.

I have been using ParcelQuest Appraise (NDCdata.com) since they first came online. For the types of properties I appraise it's money well spent. It's way easier and more flexible to search with than the public records feed that comes with our MLS. But if I was only appraising 1-4s I probably wouldn't need it.

Ditto the supporting documentation that is included with one's CRMLS membership--which if enhanced by a Spark membership results in all the information populating an aoorausak report without requiringinging the appraiser errreto devote time to keystroking...and also eliminates the potential human error that mispells words...
