BAC Desktop Appraisal

I finally got a BAC Desktop Appraisal for a decent fee. The subject sold in 2023, there are over 2 dozen interior MLS photos, and I used it as a comp, so I am comfortable with no exterior inspection. What do you all normally include in addition to the FLEXDESK form? Do you add a comparable photo page with MLS pics of the sales? How about Location, Aerial and Plat Maps?

Yes, I have read the engagement letter. It just states use the appropriate FLEX Appraisal Form to complete the BAC Desktop Assignment.

Any help would be appreciated.

I found this from on the ala Mode TOTAL website https://help.alamode.com/docs/2008

  • This form will only pass through the checks on the bank side with the aerial map populated on Page 4.

  • A maximum of 2 photos are allowed on this form and must be inserted into the photo slots on page 4.

  • Other photo or map pages added to the report are not accepted by the bank's system
 
It's still an appraisal. You must comply with Standards 1 and 2. Use SR 2-2(a) or 2-2(b) as a checklist.

If the cert is the same as included with the FLEX report in my software. It states you did not make a personal inspection of the comps
 
Include a link to the listing/photos. IDX feeds last forever.
 
Not sure what I decent fee is for these. Never been offered one before. Aren't these the ones they advertise for like $50 and claim it takes a half hour so you are making $100 an hour. Obviously the time it takes to do it USPAP compliant, is exagerrated.
 
Do the google comp drive by if you are nervous.

Drive by inspections of comparable sales is a GSE lending requirement. It's never been a USPAP requirement. You only have to do it because the standard certification that you sign when using the 1004 form, says that you did.
