Base Cost according to Marshall & Swift [Help pls]

Could someone please tell me what is the Base Cost for Retail Store of wood-frame construction on a concrete foundation (low to moderate cost) based on Marshall & Swift's 2007 valuation guide....

....i cant find it nowhere :(

My bold. M & S that I have is a residential cost hand book. There are cost guides fore commercial. See this web page: http://www.marshallswift.com/c-2-commercial-products.aspx
 
Maybe it's just oo early and my brain is still fuzzy...haha. Not sure what exactly you are looking for. The "base cost" and "retail store" are not clicking with me. I would be happy to help if you can elaborate a little. Are you just trying to get an idea of cost to build?
If you are trying to estimate the cost of a dwelling that is average quality as above, you would take the square footage of the basement, look in average quality in Marshall and Swift, and follow the square footage to the amount you would need to multiply by the square footage to get the basement amount. (plus exterior exit, etc.)
Don't know if that will help in any way or not but I will check back for your next post. :-)
 
You may receive better responses if you post more about what you need and why. Your membership is listed as "general public." The M&S Service costs several hundred dollars and most appraisers are "for profit" business people. Therefore, some are unwilling to provide free research.
 
If you go to Swifestimator.com (Marshall's Website), there is a link that lets you create your own cost for residential and commercial construction. They charge per job, bill your credit card. It is easy to use and the instructions are pretty much self explanatory.

Sounds like you need an appriasal and not free advice. My free advice is to call a Certified General Real Estate appriser in your area and hire him or her. Thats the best way to get an accurate cost estimate.

Well first of all I shall perhaps tell that I am 100% newbie in this subject :) And what I am looking for is not a full and accurate appraisal. I just want to get general idea of what approximate Base Cost would be for that kind of building if it was assessed by the Cost Approach.

I know that M&S have those numbers but IMO it’s wayy to expensive to pay $500 just to get the orientation figure. On the internet, I came by some cost guidelines posted by NYC for year 2005-2006 which were based on M&S – Marshall Valuation Service Manual. However, they list only Average to Excellent Cost per Square Foot and also pretty old date. And again..I don't need the whole assessment which would include and consider particular case. I just want the base cost per sq.ft. for retail store.

So is there a way to find that out without paying 100's or 1000's to appraisers and their manuals?


P.S. More detail about building: built in 1970, wood construction, low to moderate quality, WA state..i don't know what else is required to determine it..could someone maybe suggest that too please? :shrug:
 
I thought a lot about this whole thing and decided that I should explain the reason of my research.

I have an old (almost 2yo) appraisal report that was performed to calculate replacement cost for the building (retail store). So basically I have all numbers for this specific building based on cost approach. And I am curious to find out how much Base Cost per sq.ft. changed during those few years. If the change in the Base Cost is relatively substantial then it would help me determine whether or not it is worth to request for a new assessment.
 
You keep mentioning assessment, so I take it you are looking to do some type of tax appeal. Why don't you visit the local Tax office and ask if you can eyeball their M&S book. Its likley public property if your local Tax Dept uses it, and they would probably be happy to share.
 
Thanx for the suggestion. I'll try asking local tax office if they would allow me to peek in their M&S book.

BTW the report that I have is intended for real property acquisition for federal program.
