??? "0sf" or "0" ???

Recently "AMC" has received a number of reports where the "Basement & Finished Rooms Below Grade" section of the sales grid was filled out in a format that is not UAD compliant. Please review the information below from Freddie Mac's UAD reference manual.

"If a basement exists, the appraiser must indicate the basement size in square feet and the square footage of the basement that is finished along with the type of basement access all on Line 1. Do not indicate a percentage finished."

*If there is no basement, enter the numeral zero (0) on Line 1, and enter no other information on Line 1 or Line 2.

Keeping your appraisal software up to date is another easy way to ensure you are providing UAD compliant reports.
 
0sf on the first line (your software should do this automatically)
blank on the second.

The appraiser must enter the numeral zero (0) if there are no rooms of a particular type.

Reporting Format:
Line 1: Total Square Footage – Numeric to 5 digits, whole numbers only
Line 1: Finished Square Footage – Numeric to 5 digits, whole numbers only
Line 1: Basement Access – Appraiser must select one value from the specified list (values wo, wu, or in)

The PDF creator will automatically insert the text ‘sf’ to separate the data values.


My software (Wintotal) inserts the "sf" after the "0". Based on the above, it's not clear whether or not "0sf" or "0" is the required response for a property with no basement.
 
The argument would be that without a basement, there are no data values, therefore If there is no basement, enter the numeral zero (0). No other information may be entered.
 
No other information was entered.

It could be argued that "null" (nothing) is another data value, especially by programmer types (i.e: it designates the end of a data set, kind of like putting "stop" at the end of each line of a telegram).
 
I let the software input the "sf" and haven't had a problem yet. Appendix D is confusing. We should wait around for the guy (Rich Heyn) that teaches the UAD classes from MI to come along and answer definitively.

Maybe he has some backroom inside info, but UAD Specs so not spell it out clearly.
