Bay window/greenhouse window = GLA?

I agree with my buddy Boddy (he lives in Little River on the Mendo coast).

Even the Great Santora likes the way Boddy writes.

On topic... don't count areas that don't go to the floor.

Actually, I have never counted bay windows that don't go all the wa to the floor, even if they are used as a seat with cabinets underneath.
 
I don't include fireplaces that extend outside the box perimeter either.

So if you build a bay window that goes to the floor, but then finish the inside with a built-in bench or day-bed, it counts, but if the exterior wall tapers in below the bench so there's no actual floor there it doesn't count?


That logic doesn't quite make sense. Same utility. The difference is in a irrelevant construction detail.
 
I learned it as the ANSI rules - you have to be able to stand in it and it has to meet ceiling specifications. Google ANSI. I downloaded it for free a few years ago.

Here is the applicable portion from ANSI.

"Chimneys, Bay Windows. Include any features that protrude beyond the exterior finished
surface of the outside walls that (a) have a floor on the same level as the floor of a Finished Area
and (b) meet ceiling height requirements, such as some chimneys and bay windows."

"Low Ceilings. Level ceilings must be at least 7 feet high, and at least 6 feet 4 inches under
beams, ducts and other obstructions. There is no height restriction under stairs. If a room has a
sloped ceiling, at least one-half of the finished floor area must have a ceiling height of at least 7
feet. Otherwise, omit the entire room from the floor area calculations. If a room with a sloped
ceiling meets the one-half-of-floor-area-over-7-feet requirement, then include all the floor space
with a ceiling height over 5 feet."
