I inspected a property, that MLS listed as a 3 bedroom.

To access the master bedroom, you have to walk through another room. Owner said this "other room" is a bedroom. It look as though there might have been a hallway to access the master bedroom at some previous time that was removed to make the room bigger "pass-through" room

Should i have given credit for this as a bedroom or ?

I think in this day and age that no buyer will accept a "pass through" room as a bedroom. I know they won't in my area. Without separate access, a closet and a window, it's not a bedroom.

I know in my area it's referred to as a captured bedroom and houses that possess one fetch less on the market. More than a two bedroom but less than a traditional three. It's been my experience that I've had to dig reallllly deep for similar sales because few Realtors will broadcast this fact in the MLS database.

If it were me, I would start my research by parsing out the older, three bedroom two-story homes (non-REOs) that sold for less than average and start dialing up the selling Realtors. If your subject dwelling is not an older two-story home your task is going to be an even larger struggle. Good luck and try to have fun with it.

You could always give 'em credit for the bedroom, and then offset it with a (-) adjustment for functional obsolescence.
Truth is that this sort of railroad car "bedroom" is only acceptable in the very lowest
priced homes, and is NOT acceptable in middle-class housing.
:(

Age and Style of the dwelling????
