Bedroom requirements for FHA

I am doing an FHA appraisal on a property that is basically studio design, with the exception that there is a semi-separate room separated from the living room that would be used as a bedroom.

My question is this...the bedroom in question has a doorway from the living room for access, but no door on the doorway---its an open entryway about 6 feet wide, with an arched ceiling which prevents immediate installation of a door.


Will FHA allow this to be called a bedroom? The market will accept it as one, and it is in line with the size of the home...but I haven't come across this before and Im wondering if this is in line with their requirements.

HUD guidelines do not define a bedroom and really their only bedroom requirement is that it have a source of egress (no bars on windows, non-opening windows, etc)

Define it however the market defines it.

If this house had more bedrooms not having a door on a bedroom could be an easily curable functional obsolescence, but as it's the only bedroom I find privacy issues unlikely

Room is 8X27 (216sf). The balance of the home is 22X27 (594sf). Pics Attached.

The first photo is of the entry into the bedroom--photo taken from the living room facing the bedroom entry. The second photo is of inside the bedroom itself. Thanks!

My guess...It will qualify but probably will be difficult to appraise.

Sounds like by size / ratio...it's THE 'master' bedroom. If windows-ingress-egress comply, though perhaps a lessened use utility, no door, and likely not a typical width v length; however, in an area of similar #s, why not? Is a curtain a door, certainly not in cases, but FHA does not define 'a door' by a bedroom description-necessity, right??? Would you extract a utility adj? or cost-to-cure adj? I would get in touch with ur Client for a procedure UW & YOU will accept.
