Bedroom Window Faces Into Enclosed Patio

I have looked through the forum and can't find an answer to this. FHA appraisal on a 4 bedroom, 2 bath house. One of the bedrooms (which has only 1 window) has a window that looks into an enclosed patio/sunroom. The enclosed patio/sunroom was added with permits some time ago. So the egress from this bedroom is via an attached enclosed patio. The enclosed patio does have lots of windows, sliding and regular doors, etc. that lead directly to the exterior. Would this be an issues for FHA?
 
What do you do about 2nd floor bedroom's?

I would not call it out as they have an egress, albeit to the enclosed patio/sunroom

How do you handle homes with 2nd floor bedrooms?
I should have been more clear too. I know what you mean, but 2nd bedroom windows have direct egress to exterior, this does not, hence the question on this forum.
 
It is not an issue at all. I think you were overthinking it. Consider, an enclosed porch, patio, whatever encloses an exit door. Not an issue, right?

That's a tough one- and it may come down to how you treat the enclosed patio - is it still a patio in your room count, and thus not included in GLA? If the egress is to a patio that has slider doors, it may be acceptable per FHA.

However, if the patio is now considered living area, converted to a room /in the sf of the house, the bedroom does not have outdoor egress- because if i the bedroom looked into any other room included in GLA sf/ would you still say it has egress?

If unsure, imo since it is FHA, go with 3 bedrooms and call the fourth room a den that the present owner is using for bedroom purposes, and explain why ( the egress into the enclosed patio)
